It’s the most common question we get after an inspection: “Can you just repair it?” Sometimes yes; and sometimes a repair is money down the drain. Here’s how experienced roofers actually make that call.
When a Repair Usually Makes Sense
- The damage is isolated. A few hail hits on one slope, a cracked pipe boot, or a wind-damaged section of shingles can often be repaired cleanly.
- The roof is relatively young. If your shingles are well within their expected life, matching new material to old is realistic and worthwhile.
- The decking and structure are sound. If the plywood beneath the shingles is dry and solid, spot repairs hold up well.
When Replacement Usually Makes Sense
- The damage is widespread. When hail or wind affects most of the roof, piecemeal repairs cost more and fail sooner.
- The roof is near the end of its life. Repairing a roof that’s due for replacement in a few years rarely pays off.
- The roof’s condition calls for it. A proper inspection tells you whether localized repairs can restore the roof or whether broader replacement is warranted. Your insurer separately determines what your policy covers; the two decisions aren’t the same thing.
- Shingles are no longer available. Older shingle lines get discontinued; if we can’t match your shingles, a patchwork roof hurts curb appeal and resale value.
The Texas Factor
Roof age is a useful starting point, not a diagnosis. GAF gives a general asphalt-shingle lifespan of 20 to 30 years and notes that weather, installation, and maintenance affect service life. A DFW roof may need attention earlier after storm damage. An inspection should establish condition rather than assume replacement is necessary based on age alone.
