“How long should my roof last?” is the first question most homeowners ask, and the honest answer is: it depends on the material, the installation quality, and; here in North Texas; the weather. Here are the typical ranges by roof type, and what shortens them.
Typical Roof Lifespans by Material
GAF’s residential roofing guidance gives these general estimates:
- Asphalt shingles: generally 20 to 30 years.
- Metal roofing: 50 years or more, depending on the system and maintenance.
- Tile roofs: approximately 50 to 100 years.
These are broad planning estimates, not a guarantee for a particular Texas roof or a substitute for an inspection. Installation, weather, maintenance, and the specific product all matter. A manufacturer’s warranty term is not the same as guaranteed service life. For a flat-roof system, ask for the specific membrane manufacturer’s guidance rather than applying a generic lifespan.
What the Texas Climate Does to a Roof
- Hail is the great accelerant. A single severe storm can bruise shingles, crack tiles, and dent metal; and damaged shingles fail years early.
- Heat and UV bake asphalt shingles from above while poor attic ventilation cooks them from below. This is why ventilation quality matters as much as shingle brand.
- High winds lift and crease shingles, loosening the sealant strips that keep them waterproof.
Signs Your Roof Is Aging Faster Than Its Birthday Suggests
- Shingle granules filling your gutters
- Curling, cupping, or cracked shingles
- Dark “bruise” marks from hail impacts
- Ceiling stains or damp attic insulation after rain
The Two Things That Actually Extend Roof Life
1. Prompt repairs. Small problems; a cracked pipe boot, a lifted shingle; let water in, and water damage spreads fast. 2. Post-storm inspections. Hail damage is often invisible from the ground; the only way to know is to have the roof looked at after every significant storm. TDI recommends reporting damage promptly; check your policy deadlines directly with your insurer.
